Resident Owned Share Communities were developed for those of you who do not wish to pay lot rent for one reason or another. In a Resident Owned Share Community you not only purchase the home but you purchase a "Share" in the Community as well. An average Share in a Community runs between $30-32,000 on top of the sale price of the home. When you purchase a Share you do not pay lot rent. After a Share purchase you do pay a maintenance fee. An average maintenance fee is $87-165.00 per month. With that you are also charged property taxes for the Community that is divided amoung all the Share Owners, unlike the situation of paying lot rent where you pay no property taxes what so ever. You can make this decision to purchase or not purchase the share for as long as you reside in the Community.
Resident Owned in most cases is more appealing to younger Retirees rather than older Retirees that perhaps would not live in the Community for the term that would make the decision to purchase the share a monitarily profitable one. The best way to figure if this is advantagous for you is to calculate how many years you think you will live in the Community and calculate that lot rent and then compare that figure to the figure of the share purchase price.
