Different Types of Ownership within Mobile Home Communities: Leased Land Communities: The manufactured home is owned and the land beneath the home is leased by the Community for a monthly fee ranging from $200-$500. This fee allows you the use of the amenities in the Community and in some Communities it includes various utilities. A very low cost of living is associated with these homes and includes an annual small tangible tax bill due on any attachments to the home such as porches and carports; usually this is under $150.00 per year. Homeowner's insurance is also very inexpensive, usually right about $300.00 per year. 55+ and Adult Communities: 55+ Communities means that these Communities require at least one occupant to be 55 years old or older to qualify for residence. Several Communities also exercise what is referred to as an 80/20 rule, which means that 20% of the residents of the Community can be under the age of 55 if approved by Management. "Adult" Communities require all occupants be over 18 years of age rather than "55+". Family and All Age Communities: Family or All Age communities allow ages from 1 to 99. These Communities are more family oriented and the activities and amenities are more aimed at family interaction. Co-Op Communities: In a Co-Op type Community you purchase a share in the Community. Shares usually run about $30,000.00 over and above the cost of your home. At the time you purchase a share you no longer pay lot rent, you then pay a maintenance fee. Maintenance fees are normally about $150.00 per month. By owning a share you will also incure a property tax bill based on the shares in the Community as well as a tangible tax bill as you would normally pay in a leased land Communtiy for the additions to your home such as Florida rooms.
