Different Types Ownership within Mobile Home Communities
Leased land communities
The Manufactured Home or Mobile Home is the only owned object. The land beneath the home is rented or leased from the Corporation, owner or landlord. Usually monthly fees are paid to the Corporation, owner or landlord which range between $200-$500. This fee usually includes amenities such as clubhouse and pools as well as any other amenities the community may offer such as golf, tennis and lake access. Annually a small tangible personal property tax bill is due on any attachments to the home such as porches and carports, and usually this is under $125.00 per year, but since Florida's amendment 1 passed in January 2008, you now qualify for a $25,000.00 exemption towards this which will make this bill nearly nill. Homeowners insurance is also very inexpensive usually right about $300.00 per year.
55+ Community
55+ Communities means that these communities require at least one occupant be 55 years old or older to qualify for residence. Several Communities also exersize what is referred to as an 80/20 rule which means that 20% of the residents of the Community can be under the age of 55 if approved by Management. "Adult" communities require all occupants be over 18 years of age rather than "55+". There are also family communities that allow all ages. s.
Most communities allow pets, be sure to check for pet sections and size restrictions for Fido and Tiger.
